REFURBISHMENT AND CONVERSION
Two residential lofts were realised on the ground floor of the courtyard wing of a secessionist factory building erected by Oskar Neumann in 1905 (former k&k shoe factory Neider), the street wing of which is a listed building. A comprehensive refurbishment was carried out – the existing walls were thermally renovated with interior insulation, new windows were installed and the walls were dried out where necessary. The flats each have two bathrooms, a spacious living/dining area with a central kitchen and direct access to the terrace, as well as several bedrooms.

UNIQUE PIECES & HANDCRAFTED BATHROOMS
The wall tiles in the bathrooms were handmade in Liverpool. Different coloured clay mixtures are mixed, pressed and then cut into individual tiles so that each tile is unique. Tadelakt, an ancient Moroccan lime plaster, was applied by hand in several layers to the remaining walls of the bathrooms. Tadelakt was used in hamam baths and palaces over 1000 years ago. A herringbone parquet floor made of solid oak with ecological hard wax oil was laid in the living areas. In contrast to a conventional varnish, the wood pores remain open and the wood can ‘breathe’.

GROUND FLOOR LOFTS WITH TERRACES
Each flat has access to a spacious terrace from the living room. The windows were enlarged where structurally possible. A durable wooden ship’s floor made of thermal pine was laid on the terraces.

BUILDING MASS
The ground floor of the courtyard wing was completely gutted and the floor was removed down to the vaulted ceiling to the cellar. The windows and flat entrance doors were replaced. The flats were also insulated on the inside in order to achieve a contemporary energy standard without changing the external appearance. The terraces above the underground car park were resealed and the flooring renewed.
